When buying real estate in Aruba, statutory buyer closing costs are governed by the Landsverordening op de overdrachtsbelasting:
- Overdrachtsbelasting (Transfer Tax Brackets):
- 3% on the first AWG 250,000 of the property value.
- 6% on any portion of the purchase price exceeding AWG 250,000.
- Civil Law Notary Conveyance Fees: In Aruba, property transfers can legally only take place before a certified civil law notary (notaris). The statutory notary tariff for the deed of conveyance (leveringsakte) is approximately 1.5% to 2% plus 7% BBO/BAZV/BAVP turnover tax.
