Bahamas Real Property Tax Act Rules & Thresholds

Real Property Tax in The Bahamas is levied annually by the Department of Inland Revenue (DIR) under the Real Property Tax Act:

Owner-Occupied Residential

• Up to BSD$300,000: 0% (Tax-Exempt)
• $300,000 to $500,000: 0.625% on balance
• Over $500,000: 1.0% on balance
• Maximum Ceiling: Capped at BSD$120,000 per year.

Commercial Real Estate

• Up to BSD$500,000: 0.75% of value
• $500,000 to $2,000,000: 1.0% on balance
• Over $2,000,000: 2.0% on balance (no cap).

Note: Property owners who settle their full annual bill on or before March 31 receive a statutory 10% prompt payment discount. Vacant land owned by Bahamian citizens in the Family Islands is exempt.
