Real estate conveyancing in Colombia is governed by statutory tariffs established by the Superintendencia de Notariado y Registro (SNR), the DIAN, and departmental tax authorities:

Standard Cost Distribution

  • Notary Fees (0.3% + IVA): Customarily divided 50% to Buyer and 50% to Seller.
  • Retencion en la Fuente (1.0%): Withheld by the Notary and paid 100% by the Seller.
  • Impuesto de Registro (0.7% - 1.0%): Departmental tax paid 100% by the Buyer.
  • Derechos de Registro ORIP (~0.6%): Paid 100% by the Buyer.

Impuesto de Timbre (Ley 2277)

  • Applies only to high-value properties exceeding 20,000 UVT (~$1,000,000,000 COP).
