1. TRA Building Levy
The flat property rating system imposes 12,000 Tsh per year on standalone residential houses and 60,000 Tsh per storey in major cities, providing predictable civic revenues without complex manual valuation backlogs.
2. Annual Land Rent (Pango la Ardhi)
All land in Tanzania is public land vested in the President as trustee. Landholders hold Rights of Occupancy (33, 66, or 99 years) and must pay annual land rent to the Ministry of Lands based on plot zoning.
3. 3% Stamp Duty Conveyance
Under the Stamp Duty Act, property sales and title deed transfers attract a statutory 3% conveyance duty on the certified market value before registration with the Registrar of Titles.
4. 10% Rental Withholding Tax
Tenants and property managers are legally obligated under Section 83B of the Income Tax Act to withhold 10% of gross rent payments and remit it to the TRA by the 7th of the following month.
